Avalon Park West Homeowners Could See Hundreds More in CDD Fees This Fall
WESLEY CHAPEL, FL — Homeowners in Avalon Park West could see their community development district assessments increase by hundreds of dollars next year under a proposed budget that dramatically expands spending on neighborhood maintenance.
The Woodcreek Community Development District has proposed its fiscal year 2027 budget, with annual assessment increases ranging from roughly $122 to $473, depending on the type of home and lot.
The district is scheduled to take up the proposed budget at its Sept. 25 meeting, ahead of the new fiscal year beginning Oct. 1.
What's Driving the Increase
The biggest change is in the district's general fund.
Proposed general fund spending rises to approximately $365,411, compared with about $106,661 in the current fiscal year.
Much of the increase comes from maintenance expenses that have not previously appeared in the district's general fund.
The proposed budget includes approximately:
$198,468 for landscape maintenance and pond mowing
$26,719 for lake and stormwater management
$9,000 for a field manager position
Those expenses account for a substantial portion of the additional spending planned for the coming fiscal year.
What CDD Fees Pay For
Community Development District assessments are separate from regular county property taxes.
CDD charges help pay for infrastructure and services within the district, which can include landscaping, stormwater facilities, ponds, roads, amenities and other community improvements.
Avalon Park West's district was established to provide and maintain community-wide infrastructure and services for the planned development.
For homeowners, the important distinction is that the assessment appears as an additional charge connected to the property rather than being part of the standard county tax rate.

The Avalon Park West CDD has a regular meeting scheduled for Sept. 25, 2026, at the Avalon Park West Amenity Center at 5060 River Glen Boulevard.
The proposed budget still has to go through the district's public hearing process before it becomes final.
That means homeowners have an opportunity to review the proposed numbers and speak before the assessment changes take effect.
