Massive Mixed-Use "Wesley Chapel Athletic Club" Proposed Near Overpass Road

WESLEY CHAPEL / PASCO COUNTY, FL — Commercial real estate filings finalized on Tuesday, Oct. 27, revealed a sprawling new mixed-use development concept named the Wesley Chapel Athletic Club. Mishorim Gold LP & Mishorim Huntsville LLC submitted a comprehensive master-planned unit rezoning application to transform nearly 7 acres of agricultural-residential land.

The Layout Plan

The initial development design proposes a flagship, one-story 50,000-square-foot indoor athletic facility primarily focusing on indoor pickleball configurations. The master layout plan balances the athletic center with an associated parking footprint and two single-story, multi-tenant buildings totaling 25,000 square feet of retail space alongside 15,000 square feet of dedicated medical offices.

Strategic Location

The targeted agricultural tract sits just west of Old Pasco Road and directly south of Overpass Road. Positioned near parallel high-profile master-planned communities like Pomelo Square, the application marks a major developer push to capitalize on expanding population densities along the newly constructed Overpass Road corridor.
