Wiregrass Ranch Medical Pavilion I Targets Q4 2026 Opening in Wesley Chapel

WESLEY CHAPEL, Fla. — Wiregrass Ranch Medical Pavilion I, a 46,000-square-foot medical office building in Wesley Chapel, is under construction with initial tenants scheduled to open in the fourth quarter of 2026. Florida E.N.T. & Allergy anchors the project, which sits across from the new Florida Medical Clinic Orlando Health Wiregrass Ranch Hospital.

The Project

Flagship Healthcare Properties, a Charlotte-based outpatient medical real estate developer, broke ground on the pavilion on Dec. 9, 2025. The building is at Strickland Avenue and Wiregrass Ranch Boulevard. The developer said construction would take about 11 months.

Ownership is a joint venture among Flagship Healthcare Trust, the Porter family, which owns Wiregrass Ranch, and Florida E.N.T. & Allergy. Flagship serves as developer and managing member. Precise Construction is the general contractor, and Atlantic Union Bank provided financing.

Florida ENT & Allergy as Anchor

The Wesley Chapel office will be Florida E.N.T. & Allergy’s 13th, bringing board-certified ENT physicians and audiologists to northern Pasco County families. At the groundbreaking, Flagship executive Dev Gregg said the practice would occupy about 12,000 square feet. The practice is also a joint venture partner in the building.

Across From a New Hospital

The pavilion sits across from Florida Medical Clinic Orlando Health Wiregrass Ranch Hospital at 3000 Wiregrass Ranch Blvd. The hospital opened in July 2026 with 102 beds, expandable to 300. It’s also across from Legacy Wiregrass Ranch, the Porter family’s planned downtown.

What’s Planned at Legacy

Legacy’s first phase covers 30 acres north of State Road 56 along Wiregrass Ranch Boulevard. The approved plan includes 820 apartments, a 150-room hotel with 15,000 square feet of conference space, 150,000 square feet of retail and “eatertainment” space, and 150,000 square feet of office space in two 75,000-square-foot buildings. The Wesley Chapel Loop has reported that construction on the first building is underway.
